check-in begins at 4pm and check-out must be completed by 11am. For early arrival and/or late departure you must contact us at 1-888-425-0535, All special requests are based upon availability and approval. Directions to the property and access codes will be emailed to you prior to arrival.
The credit card on file will be charged a 50% deposit of the total reservation upon booking and the remainder 50% will be charge 30 days prior to your arrival. Published rates are subject to taxes and fees. If you book through a third-party Online Travel Agency (Airbnb, Vrbo, Booking.com, Homeaway or any similar), please refer to their payment policy.
Should you require to cancel your reservation (regardless of reason including bad weather, illness or economic factors) we will apply a cancellation penalty; 60-days prior to arrival $250, within 60-days of arrival 50% of the total booking and any cancellation within 30-days of your arrival will be non-refundable. Travel insurance is recommended and can be purchased through us at the time of booking. If you book through a third-party Online Travel Agency (Airbnb, Vrbo, Booking.com, Homeaway or any similar), please refer to their payment policy.
No refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any rules set forth have been ignored.
Your home is stocked for your arrival with paper products including tissue, toilet paper, paper towels, napkins, laundry detergent and dish detergent. See amenities list for more details.
Please leave the home in the same general condition as it was when you arrived. Staff will arrive after your departure to thoroughly clean and inspect the home. All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear. Refrigerator should be emptied of all food and free of spills. All used dishes should be rinsed and placed in the dishwasher on the wash cycle. Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the home.
“Pet-friendly” homes are available by request, 2 pet maximum. A $150 non-refundable cleaning fee is required to aid in the cleaning and treatment of the home for guests arriving without pets.
Should we discover a pet has been/is in the home without prior approval, you will be charged a $500 fee for pest control and a deep clean. If you miss picking up after your pet, a $25 fee per incident is charged. AT NO TIME MAY PETS BE LEFT UNATTENDED in a home or on the grounds of one of the homes.
ABSOLUTELY NO SMOKING IS ALLOWED IN ANY OF OUR HOMES. If smoking is found to have occurred in the home, you will be charged a $250 smoking fee plus all costs of cleaning/restoring the accommodation.
Quiet Hours between 10:30 PM and 8:00 AM. Please respect other guests by honoring quiet time.
The following items are included in each vacation rental:
Flat screen TV, washer/dryer, dishes/cookware, silverware/utensils, toaster, microwave, coffee maker, iron/board, bath towels, bed linens, blankets, pillows, trash bags, dish towels, paper towels, hand soap, dish soap, dishwasher detergent, laundry detergent, BBQ, PacknPlay portable crib, inflatable air mattress.
You’ll want to bring the following items for your stay: Food & Condiments, Baby equipment (unless provided by specific home), Personal Toiletries, Beach Equipment, Specialty Cooking Items.
Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home. All catered food, rented tables or amplified music needs to be arranged with the Residence Director prior to visit. Occupancy for each home is strictly enforced and fines will be assessed for exceeding the number of allowed guests.
Guest acknowledges and authorizes PMG Vacation rentals to charge Guest’s credit card for all damaged and/or missing items to the premises while occupied by the guest. If costs of extra cleaning, replacement or repairs exceeds the guest’s credit card limit, guest agrees to pay the difference to PMG.
Parking is limited to a set number per home with a maximum of three cars for most homes. Some homes are restricted to two parking spaces. Any vehicles parking in or blocking a fire lane will be towed. No motor homes, trailers, campers, or boats of ANY KIND are allowed.
PMG Vacation Rentals reserves the right to enter the premises, if need arises, without guest permission. PMG will make every effort to contact the guest as to the purpose and duration we are to be in the home.
PMG Vacation Rentals and homeowners disclaim all liability for injury, loss, or damage. PMG will be held harmless from claims arising out of use of home. PMG is an agent for the owner, not an owner nor a tenant. As agent, PMG has the authority to act in the best interest of the homeowners in any and all situations. Each home is privately owned, including furnishings. Rules and regulations are on record with the owner and with the city of Key Largo as part of the Vacation Rental License criteria and to each adjoining property owner and residents. Please adhere to them at all times.
PMG Vacation Rentals homes are part of a residential neighborhood. They require complete sensitivity to full-time neighbors and residents. Each home belongs to a loving family and they ask for your care and kindness.
